"The Fountain Of Information" - Thursday Night, April 06, 2006 - Notices put up on many doors and REMINDER of Annual Meeting

The following note was put on many doors around FCC.

Allow us to introduce ourselves.  Our company JWR PROPERTIES L.L.C. has been working with the FCC Association for the past seven months.  We have renovated various condominiums throughout the complex.  The FCC would like us to begin work on your property as soon as possible.  If you are a renter or owner please contact us that we may set up an appointment at (504) 270-6571.

I know that William with JWR Properties has completed the renovations on several individual units and they have also done the repair work on both Rec Rooms and Laundry Rooms.  They are also in the process of repairing some of the ceiling damages caused by the multiple leaks in the roof of the east building in the rear courtyard... including my own unit... which, unfortunately will probably have to be redone next year when the shoddy roof repair allows rain to start leaking into these units again.
 
You can blame "Chet's Board" for any lawsuits and property damage caused by the shoddy roof repairs that could have been eliminated if Chet Hingle would have made a claim with Scottsdale Insurance to have the roof replaced on this building since every unit was getting water after Hurricane Katrina.  All Chet did was have some roofers mop tar on the roof in certain areas which is only a temporary patch which usually lasts about 1-2 years... so look for future damages, more repairs or a new roof that will have to be paid for by all owners when the roof should have been replaced and paid for by the insurance company claim.
 
Further, I explained to William that there are still many broken windows that need to be repaired.  There are also some leaks in the roofs from the A/C unit replacements and the rear brick walls on most of the buildings are still leaking rain water into several units.  The broken windows should have been covered by the Scottsdale Insurance policy but to this date, Chester Hingle, a/k/a Chet Hingle has not notified any of the owners with broken windows what the delay is in getting them repaired.  Total Maintenance did the A/C unit replacements but I have not seen them out here in a few weeks and I am disappointed in their so-called repair in one unit where they sprayed some of the "Great Stuff" expanding foam into the "box" where the A/C copper lines and wiring comes through the roof... as a way to try to stop the leaks but "Great Stuff" does not provide a water tight seal... so this roof section is still leaking.  Many of these units that are still getting water from leaking roofs, leaking bricks and broken windows cannot begin to be repaired until these "Common Repairs" are completed by the various contractors that should have been hired by "Chet's Board". 
 
"Chet's Board" has repeatedly tried to blame the owners of these unrepaired units for any delays in receiving final payments from the insurance company but until "Chet's Board" makes the necessary "Common Repairs" to stop the rain infiltration, these units cannot begin to make their hurricane damage repairs.  Don't let "Chet's Board" pit owner against owner as they have tried to do for the past seven months.  It is their total breakdown and lack of communication that has led to the many, many problems that so many owners have had and are having with their repairs.

BY THIS EMAIL AND NEWSLETTER, I AM INVITING THE TWO CANDIDATES FOR PRESIDENT TO SEND ANY INFORMATION THAT THEY WOULD LIKE TO PROVIDE TO THE READERS OF "TFOI".  I HOPE AND PRAY THAT EITHER OF THESE CANDIDATES, WHO WILL REPLACE SULTAN MIRZA AS PRESIDENT, WILL DO A MUCH BETTER JOB OF COMMUNICATING WITH THE OWNERS AND "MANAGING" F.C.C.A.  WE COULD REALLY USE THE $20,000.00 A YEAR THAT IS BEING WASTED ON CHET HINGLE RIGHT NOW!!!!!
 
OVER THE COURSE OF FIVE YEARS, THAT $100,000.00 IN SAVINGS COULD REPAIR ALL OF THE LEAKING BRICK WALLS AND BUILD A NICE RESERVES FUND FOR ANY FUTURE ROOF REPLACEMENTS THAT ARE NEEDED.  I WILL ALSO BE MORE THAN WILLING TO SHARE OTHER COST SAVING MEASURES THAT I'VE FORMULATED OVER THE PAST SEVEN MONTHS WHILE DOING SO MUCH OF THE DEMOLITION AND REPAIR WORK AROUND F.C.C.A.
