AN INFORMED ELECTORATE...
As the debacle of "Chet's Board" attempted misappropriation
or "hidden" $200,000.00 winds down, it is time to focus on
the upcoming and ILLEGALLY postponed Annual Meeting and
Election of a NEW President for FCCA. YOU won't know if any
other money was "hidden" until there is a NEW and hopefully
OPEN Board that will give full and reasonable disclosure as
provided for in the Bylaws.... those same Bylaws that
"Chet's Board" have refused to follow.... unless they suited
their wants and needs.
Now that "Chet's Board" has finally admitted in writing that
they are no longer trying to hide YOUR insurance settlement
proceeds from YOU and now that they have actually started
paying people ALL OF THEIR MONEY.... I HOPE.... it is time
to prepare for the next step. "Chet's Board" never did tell
the rear courtyard flood victims how much they are supposed
to legally get. The last written amount disclosed to the
owners / victims was back in October when "Chet's Board" was
only planning on giving people around two-thirds of their
money, instead of the full amount paid by FEMA. A big
applause goes out to all of the owners who stood up for
their rights and filed complaints with FEMA and every other
entity around.... including the very slow to respond "Chet's
Board".
A quick recap for the rear courtyard flood victims (FEMA
only) shows that 1BR units are now receiving around
$19,000.00, instead of "Chet's Board" offer of $12,000.00.
2BR units should now receive around $24,000.00 instead of
"Chet's Board" offer of $15,000.00. 3BR units should now
receive around $36,000.00 (FEMA money) instead of "Chet's
Board" offer of $24,000.00. They will still deduct for
trash removal, etc., but they were going to take that out of
the original low-balled figures too!!!!!

In furtherance of Thomas Jefferson's wisdom, please see the
ATTACHED 24 page learning aid, titled "The Essentials of
Community Association Management: Chapter 4 - Board
Meetings and Decision Making" which is part of an online
course in property management that I found on this site
http://www.caionline.org. Although this CAI group has a
very bad reputation with many HOA's, for some of their own
heavy-handedness in their property management, they do at
least provide some free information on their website.
Further, please see the ATTACHED "Condominium Homeowner's
Bill Of Rights". Even CAI has a "Rights and
Responsibilities" document, also ATTACHED, and if either of
these had been followed by "Chet's Board" since Katrina,
there would have been weekly meetings, regular
communications and COMPLETE DISCLOSURE... rather than
"Chet's Board" series of secret meetings, lack of
communications and OUTRIGHT LIES when "Chet's Board" finally
did communicate.
Last, but not least, please see the ATTACHED Zogby Survey on
"Homeowners and Community Associations". Half way down in
that survey, you will see a section dealing with
"Assessments" and monthly dues. Nationwide, 57% of HOA
members pay less than $100.00 per month for their dues and
only 29% pay the HIGH amounts that members of FCCA pay for
their monthly dues. I am not sure why FCCA dues are so high
but do not be led into believing that you are paying low
dues. YOUR monthly dues are HIGH... compared to properties
nationwide. Don't let "Chet's Board" tell you
differently!!!!!
