JANUARY'S MONTHLY MANAGEMENT REPORT ANALYSIS
"Chet's Board" has issued the "Monthly Management Report" for January, 2006, and here is "The Fountain Of Information" analysis of said report. Of course, they merely hung them on the doors of the mostly vacant units so here is your properly delivered copy. Please open the attached copy for comparison purposes. The top four lines deals with "Cash On Hand" but fails to mention the nearly ONE MILLION DOLLARS OF INSURANCE MONEY that remains "hidden" from the owners.
Paragraph 1 - "Chet's Board" is already setting things for a special assessment up by crying "POOR"... while failing to mention the INSURANCE MONEY THAT THEY PLAN ON CONFISCATING FROM SOME OF THE UNKNOWING OWNERS WHO DO NOT ASK FOR THEIR "20% Contractors Overhead and Profit" which "Chet's Board" STILL ARE NOT TELLING PEOPLE ABOUT. IN FACT... NOT ONE OF THE REAR COURTYARD FLOOD VICTIMS HAVE GOTTEN ANYTHING IN WRITING SINCE OCTOBER 31, 2005 "LOW-BALLED" FIGURE FROM "CHET'S BOARD". Basically, if you do not get this newsletter, you still think you are only getting 12K for a 1BR, 15K for a 2BR and 24K for a 3BR... since those are the ONLY figures that "Chet's Board" has ever released. PLEASE MAKE A COPY OF THIS NEWSLETTER AND GIVE AT LEAST ONE COPY TO ONE OF YOUR NEIGHBORS WHO DO NOT RECEIVE THIS INDEPENDENT NEWSLETTER... WHICH IS NOT INFLUENCED BY "CHET'S BOARD" SPIN!!!!!
Paragraph 2 - More "POOR US!" by "Chet's Board"!!!!!... while failing to mention the nearly ONE MILLION DOLLARS OF INSURANCE MONEY THAT THEY ARE SITTING ON!!!!!
Paragraph 3 - OH MY GOD!!!!! THIS HAS GOT TO BE THE BEST PARAGRAPH OF THE MONTHLY MANAGEMENT REPORT. "Chet's Board" is blaming this newsletter for "misinformation"... all the while HE and HIS BOARD have failed to provide nearly ANY INFORMATION FOR THE PAST FIVE MONTHS!!!! "Chet's Board" continues to assert that the insurance money is theirs... not yours. THEY JUST DO NOT UNDERSTAND THAT THE OWNERS MAKE UP THE ASSOCIATION... NOT THEM!!!!! THE MONEY BELONGS TO THE VICTIMS WHO PAID FOR THE INSURANCE... NOT THEM!!!!! Of course, "Chet's Board" attorney will agree with "Chet's Board". I could hire an attorney to agree with everything I say too. That's what attorneys do... they advocate for their client!!!! DUH!!!! You will never hear an accused murderer's attorney say his client is guilty of anything!!!! Geez... why don't "Chet's Board" just admit that they are OUT-OF-TOUCH with the owners at FCC. "Chet's Board" had their "Secret Plan To Screw Over Everyone" and they continue on with this plan by failing to hold ANY open meetings for OVER FIVE MONTHS and by canceling last December's Annual Owners Meeting... IN VIOLATION OF LOUISIANA LAW.
Paragraph 5 - "Chet's Board" admits that they received the final payment for the flood victims in the rear courtyard but FAIL TO DISCLOSE THE AMOUNT OF THE CHECK. We already know about the $200,000.00 advance back in October (which "Chet's Board" only paid out $163,500.00... choosing to hide $37,500.00 from the victims). The rest of this paragraph goes on with "Chet's Board" patting themselves on the back for doing such a good job. THEY ALSO LIED ONCE AGAIN WHEN THEY SAID "The Board did not learn of the approved higher estimates..." because they got copies of the various estimates all along... for the past five months and FAILED TO EVER GIVE OUT COPIES TO THE OWNERS... until they gave them their final payments... after they finished their renovations. The owners should have had copies of their estimates from the beginning so they would know how much money they had to spend on their renovations.
Paragraph 6 - "Chet's Board" is going to need to see a Chiropractor for their sprained shoulders from patting themselves on the back so much. "Chet's Board" must have studied under Aaron Broussard... THEY SURE ACT LIKE AARON BROUSSARD. They just don't get it... getting things done timely and for a low cost is what they are supposed to do... it's not something they did above and beyond the job. It's like a cashier at a store cheering and patting themselves on the back after ringing up a customer... DUH... that's what they were supposed to do!!!!!
Paragraph 7 - More back patting.... but what "Chet's Board" fails to mention is that the J.P. Electrical Inspectors... two of them... both told Chet that "he needs to go back to management school" because he really screwed up by not having the buildings (that lost their roofs) properly inspected long before the near shutdown of these buildings. They also admonished Chet for failing to properly inform the owners of what permits were required. That is something the "Manager" should do... but we all know that "communication" is not one of Chet's strong points.. unless you consider being cursed out as "communication".
Paragraph 8 - OH MY GOD!!!! "Chet's Board" is not considering punishing owners who have not begun repairs. IF "CHET'S BOARD" HAD HELD WEEKLY MEETINGS AND PROPERLY COMMUNICATED TO THE OWNERS WHAT THEIR ESTIMATES WERE GOING TO BE, PEOPLE WOULD HAVE BEEN ABLE TO MOVE FORWARD FASTER. IF "CHET'S BOARD" HAD ALLOWED SOME OWNER'S TO LIVE IN FEMA TRAILERS IN THE REAR PARKING LOT, THEY WOULD HAVE BEEN HERE TO MEET WITH CONTRACTORS AND OVERSEE THEIR RENOVATIONS. IF "CHET'S BOARD" WOULD NOT HAVE LIED TO PEOPLE ABOUT HOW MUCH MONEY THEY WERE GETTING, PEOPLE WOULD HAVE BEEN MORE WILLING TO HIRE A CONTRACTOR WITHOUT FEAR OF RUNNING OUT OF MONEY. I could go on and on but I think you get the picture.
Paragraph 9 - Chet is giving thanks to Board Member, James Williams, one of Chet's old classmates at Jesuit High School. James Williams did at least stay here and try to answer some of the questions that people had... BUT... HE FAILED MISERABLY IN ALLOWING CHET TO RUN ROUGH-SHOD OVER HIS NEIGHBORS AND CO-OWNERS. HE FAILED MISERABLY BY ALLOWING CHET TO REFUSE TO HOLD MEETINGS. HE FAILED MISERABLY BY NOT BEING AN INDEPENDENT VOICE ON THE BOARD AND STANDING UP FOR THE OWNERS... WHOM HE PROMISED TO REPRESENT WHEN HE TOOK HIS POSITION ON THE BOARD. IN SUMMARY.. HE FAILED MISERABLY AS A BOARD MEMBER!!!!! The only thing he did well.. is KISS CHET'S ASS!!!!!
In conclusion, I present a logo that many other condo-homeowners around America are adopting as their logo when fighting against out-of-control Boards and Managers.
WE WILL NEVER GIVE UP!!!!! AND NEITHER WILL "THE FOUNTAIN OF INFORMATION".
