"THE FOUNTAIN OF INFORMATION" - November 4, 2005

Hello Readers and Neighbors,

It has been over two weeks since the first "Open Letter"
from Lenny Vasbinder (now called "The Fountain of
Information") came out on October 19, 2005.

Since that time, the Board/Management has put limited
information on some people's doors and spread other
information during conversations. Just in the past two
days, some of the upstairs people in the front and back
courtyards have received an "estimate" from the
Board/Management which is also FAR lower than what it will
take to rebuild most of the individual units. If you did
not get your copy, it may be hanging on the door of your
vacant unit.

An attorney who is "close" to one of the owners is ready and
willing to entertain some discussions about what can be done
to force the Board/Management to give FULL DISCLOSURE and
maintain transparency about the offers that have been made
from the various insurance company's and adjusters. Without
knowing the FULL AMOUNT of the offers and without some kind
of explanation about how the Board/Management broke down the
amount offered, it is very difficult for each owner to know
if they are getting a fair settlement. One proposal that
was bantered about was filing suit for injunctive relief
(getting a Court Order) ordering the Board to disclose ALL
of the Hurricane Katrina insurance documents and
communications. This could be done with an expedited
hearing date set in about a week from the petition being
filed at the 24th Judicial District Court for Jefferson
Parish.

I'm not sure about any of you out there but I, or any of my
neighbors, have not seen a single document from the Board or
Management that discloses how much money is being offered by
the various insurance companies and how much is being
disbursed. Is the Board/Management holding some of the
money back for common repairs and cleanup? If so, how much
and why aren't they explaining this? These are the normal
questions that people ask me and that come up during
courtyard conversations.

If anyone does get something in writing (or verbally) from
the Board or Management, please feel free to call me or
email me and I will share the information with your
neighbors and keep your confidentiality if you desire.

One particular item of interest that is floating around
(pardon the flood pun) is that the original $12,000.00,
$15,000.00, $24,000.00 figures are not accurate and the 1BR
and 2BR may be getting up to $5,000.00 more. I sure hope
that this rumor is true for all of the Hurricane victims.
As far as I know, there is still no activity concerning the
roofs and air-conditioning units on the other buildings that
did not suffer the severe roof damage so I am not sure what
is going to happen with the pending bad weather. It could
end up causing major damage to the downstairs units that are
already being rebuilt. Let's hope and pray that the roofs
do not leak too bad but I know that I have a few leaks in my
unit and I know that some of the "repaired" roofs have
"holes" in them where the A/C wires and tubing are supposed
to come through the roof.

Until next time, let "The Fountain of Information" flow!

Neighborhood Home Services is now accepting more Hurricane
gutting and demolition jobs, inside and outside of the
FCC, and we will be able to start in
approximately two weeks so please let your friends and
relatives know. As a general rule, it costs around $1.00
per square foot of living space but some jobs are running
less, some more, but let your friends and neighbors know
that if they have a 1,500 sq. ft. home, it will cost around
$1,500.00 for us to gut it out.

We are also building a good list of reasonably priced
contractors so we are also able to act as your Homeowner's
Contractors Agent (HCA) if you would like us to get you
estimates on your repair work.

We have a Flooring Company, a Sheetrock Company, a Painting
Company and we are working on other contractors that do good
work at a reasonable price. Let us know if you would like
us to be your HCA! Call 504-621-1870 or email us at
NHSNOLA@Gmail.com. Thank you.
