HEADLINE - SOME GOOD NEWS... THE NEW A/C UNITS ARE BEING
MOVED UP ONTO THE ROOFS!!!!!

The people from TM (Total Maintenance) are placing NEW A/C
COMPRESSORS up on the roofs of the buildings that suffered
catastrophic roof damage and they are also putting NEW A/C
COMPRESSORS up on the roofs for several other units that
lost their A/C compressors due to the high winds from
Hurricane Katrina.

It seems that Units #93 and #94 (my unit) are on the list
for new A/C compressors so that's even more good news since
my A/C has been out since shortly after the hurricane. I
hope that Chet Hingle has checked with everyone to make sure
their A/C units are working properly. It would be a shame
to have someone not get their unit repaired/replaced because
of improper communications.

The downside of this good news is that I was just up on the
roof showing the TM people which unit was mine and the roof
over my back room and the back room for #93 have about ONE
INCH deep puddles over them. This puddle is around 20' long
by 8' wide and it basically covers my entire bedroom and
most of #93's bedroom. The TM supervisor does not think the
"tarred box" for my A/C unit's wiring and pipes is leaking.
He says it's probably the roof leaking, where the 1" deep
puddle is located and where there have obviously been prior
repairs.

Oh well.. I was hoping it was the A/C box so that it could
be more easily repaired but I guess I'll be dealing with the
bucket brigade for months to come. At least the Board and
Manager have written notice of the roof leaks so it should
be repaired... eventually.

WHY DIDN'T EVERYONE GET NOTICE THAT THE A/C UNITS WERE
FINALLY BEING REPLACED/REPAIRED? -

This is something that Chet Hingle could have easily
communicated to the many affected owners. He could have
easily put out a notice telling people that their NEW A/C
UNITS would be delivered soon. Many people were waiting for
their A/C units to be installed prior to starting their
sheetrock work since the A/C replacement may involve behind
the walls work for the wiring and pipes.

Are the Manager and Board really so insecure in their
"management" that they are afraid to put anything in
writing? I remember getting an email from one of the Board
Members saying (and I paraphrase)... "If we do not say
anything, then we don't have anything to take back if we are
wrong".

Are you telling me that they do not have any information
that they feel is reasonably accurate that they can share
with all of the hurricane victims? It seems the ONLY thing
that they were "positive" about recently was NOT HAVING AN
ANNUAL MEETING SO THEY DON'T HAVE TO ANSWER YOUR QUESTIONS.
SHAME ON THEM!!!!!!

EDITORIAL REPLY -

Many people use to praise Chet Hingle, almost acting like he
was the 2nd coming of Jesus Christ... because the financial
conditions of FCC were in dire condition and they improved
under his term as manager. Part of this improved financial
condition was a direct result from the nearly doubling of
condo dues. DUHHHH.. that's not hard to do. It's just like
Government... don't cut spending and improve efficiency...
just raise taxes and cut services. He raised the condo dues
and failed to repair serious defects in the buildings or
even pay attention to the complaints of many of the
homeowners... unless they were a Board Member or one of HIS
cronies.

Of course, the Manager also knew about many other things
that needed attention and repairs... like the leaking brick
walls in the north building of the rear courtyard and the
west building of the rear courtyard... and NOTHING was ever
done about those problems. EXCEPT FOR SULTAN MIRZA'S
LEAKING BRICK WALLS in his unit. I understand that the
Board and Manager spent hundreds and possibly thousands of
dollars trying to repair the brick walls to the Board
President's unit. I don't think it worked very well since
it was only a half-assed repair job but at least the effort
was put forth on HIS unit. As far as I can find out,
nothing was ever attempted on the other leaking brick walls
for unit #60 (west building), #61, #62 and #63 (north
building). This is real similar to what Chet Hingle did
after the hurricane. He had Charlie and I put tarps over
ONLY ONE of the units in the front courtyard... a unit
politically connected to Chet Hingle. ALL of the other unit
owners were left to fend for themselves.

Until next time... let "The Fountain of Information" flow!!!
