Fw: "The Fountain of Information" - Weekend Edition - Friday Night, 11/25/2005, WEATHER ALERT!!!

"THE FOUNTAIN OF INFORMATION"

Above Picture - FCC rear courtyard shortly after Charlie and
I cleaned up the rear courtyard, after Hurricane Katrina.
Things aren't nearly as picturesque around here (as they
seem in this picture).

Dear Readers,

HEADLINE - WEATHER ALERT!!! -

Two questions regarding the impending BAD weather - 1) Will
the new roofs leak? and 2) How BAD will ALL OF THE
un-repaired roofs leak???

The local news, Google Weather and Weather Underground
( http://www.wunderground.com/US/LA/Metairie.html ) ALL
forecast lots and lots of rain for the next three days and
nights. 50% Saturday morning and afternoon, 70% Saturday
night and between 30-50% for Sunday and Monday.

I guess we will finally find out if the roofs, that have
been replaced, will hold up or will the obviously shoddy
workmanship that is visible, be even worse under severe
rainfall and thunderstorms.

I know I will sure be busy with the bucket brigade these
coming days and nights. I hope and pray that the people who
are renovating their flooded units downstairs do not suffer
additional damages from the leaking roof in my building and
any other leaking roofs in the other buildings. I know I
get rain water coming in through at least three sections of
my unit and I know that unit #93 has at least one bad rain
leak so FR in #68 may get some new damage this weekend, to
his recently completed sheetrock work. I am not sure about
#90 or #91 since they are vacant. I did see some activity
in unit #90 recently so maybe there is someone living there.
I'll go introduce myself and see if they have enough buckets
since there was obviously some new water marks on their
ceiling when I went into that unit shortly after the
hurricane. I went down there at 8:30 p.m., but nobody was
home or maybe they are just working on the unit during the
day. I'll check back in on them in the morning. It would
be a shame if #90 does have leaks and the water runs down
into #65, which is under renovation and has new sheetrock
and paint throughout the unit. At least unit #69, below me,
has someone living upstairs (me!) who has plenty of buckets
to keep their new sheetrock from getting damaged.

INSURANCE INFORMATION -

I would still like more information to compile a better
analysis of the insurance settlement offers made to the
various unit owners but here is a summary of the information
that I have compiled thus far. If you have a letter giving
you an insurance settlement offer or estimate, please send
me a confidential email outlining the financial figures in
the letter and any language that may or may not be ambiguous
concerning deductions or depreciation.

If the Manager and the Board would give FULL DISCLOSURE OF
ALL FINANCIAL INFORMATION AS THE BYLAWS DICTATE, then this
information would be available to every owner.... not just
those in the "clique" or the actual Board Members (Sultan
Mirza, #48, and Don Gauthreaux, #39, who have proceeded to
renovate their units at lightning speed based on the
"inside" information that they have) who have REFUSED TO
SHARE THE SAME INFORMATION WITH ALL OF THE OTHER OWNERS,
WHICH IS AGAINST THE BYLAWS... AND COMMON HUMAN DECENCY!!!!

Here is the summary:

since the estimate was raised to $26,000.00

the Board originally tried to hide from these victims)

EDITORIAL REPLY -

The Board and Manager are working HARD trying to keep you
from knowing how much money has been offered by the various
insurance company's (4 separate claims) to repair your
units. They have repeatedly asserted that they will keep
some of YOUR MONEY if you do not WASTE it all on overpriced
contractors. They have repeatedly stated that YOU WILL NOT
"MAKE" ANY MONEY OUT OF YOUR INSURANCE SETTLEMENT...

WHILE THEY ARE PLANNING ON MAKING MONEY OUT OF YOUR
INSURANCE SETTLEMENT... WHAT A BUNCH OF HYPOCRITES!!!!!

They don't want you to benefit by doing some or all of the
work yourself. They don't want you to benefit by shopping
around and getting the lowest estimates you can find. They
don't want you to be able to put in better flooring,
cabinets or other upgrades. They don't want you to benefit
in any way, shape or form from YOUR money... BUT THEY WANT
TO POCKET ALL OF YOUR EXTRA MONEY FOR WHAT???? WHO KNOWS...
THEY WON'T SAY!!!!!

Until next time, let "The Fountain of Information" flow!!!
